WHAT TO LEAVE
We would advise that the following should be left;It is worth noting that the landlord is usually responsible for repairing all that is left in the property (unless damaged by the tenants).It is generally expected that the property should be left in good decorative order, clean and tidy. It is then in turn expected that the tenants should keep the property in good order (subject to usual wear and tear). It would also help if the landlord leaves any helpful information regarding the property, i.e., boiler instructions, manuals and instructions to appliances, rubbish removal details etc.

WHO NEEDS TO BE INFORMED?
To be able to maintain a trouble free property it would be advised that each of these be contacted as to avoid any misconceptions regarding who resides at the property.

• Mortgage Provider (i.e. Building Society or Bank)
• Head Landlord or Freeholder
• Insurance Company
• Accountant / Tax Office
• Utility Services (i.e. Gas, Electricity, Water)
• Post Office (re-direct mail)

MORTGAGES
Where there is a mortgage, permission is usually required from the mortgagees. We do advise you obtain their permission as early as possible. Dixsons Estates will be happy to make these enquiries on your behalf.

LEASEHOLD
As it is likely that your property is leasehold it is essential that the landlord makes sure the letting of the property is permitted by the terms of the lease.

TAX
Earnings from rental income are subject to income tax at the current rates. However this need not be a problem and advice can be given regarding tax deductible expenses.

FIRE REGULATIONS
Smoke alarms must be fitted. Upholstered furniture and furnishings must meet the current legal requirements in respect of let properties. We would be happy to advise accordingly.

GAS REGULATIONS
The landlord or Managing Agent of a rented property must ensure that all gas appliances in the property are serviced annually by a C.O.R.G.I. registered engineer. There are heavy penalties for failure to comply with regulations. Gas Safety Records are to be supplied to the tenant.

ELECTRICAL REGULATIONS
The landlord is responsible for the safety of electrical equipment and wiring in the property.
